Buying a property although exciting
can be a frustrating and stressful time, here at Deacon Real Estate Services we aim to make the process as easy as possible for
you!
• Speak to your financier prior to looking at homes
so you know the best price range to be looking in. Ensure you
have arranged the best possible home loan to meet your needs.
• Have a short list of your accommodation requirements (ie:
how many bedrooms) and other features you require in your new
home – however be prepared to compromise on some things
which are less important and can be added or changed at a later
date.
• Drive around the local area and familarise yourself with
it; get a feel for the real estate prices in the immediate vicinity.
• Come in and discuss your requirements with one of our
Sales staff who will be able to provide you with information about
the current availability of properties and who will also ensure
they advise you of any new stock coming onto the market prior
to the advertisements in the local media.

When you find a property that suits your requirements you should
have your solicitor or conveyancer inspect the Contract of Sale
which has been prepared by the vendor’s solicitors or licensed
conveyancers.
• Make sure you have a clear understanding of what is included
in the sale ensure all fixtures and fittings you think are staying
are listed on the Contract of Sale.
• There are different ways to proceed with the sale once
a price has been agreed between yourselves and the seller. Your
sales consultant will be happy to discuss the alternatives with
you, or alternatively seek advice from your solicitor or conveyancer.
• It is usually prudent to obtain a pest and building report
on the property. Your solicitor will advise you in this regard
and may organize the reports on your behalf. It is also recommended
that you take out an insurance cover note on the property once
you have signed the Contract of Sale.
• Prior to settlement it is recommended that you conduct
a pre-settlement inspection to ensure the property is in the same
condition as when you inspected it and that all the inclusions
are there. |
