Preparing your home for property
inspections
A major part of achieving the best possible price for your property
is in the presentation and display of your home. There is no
point unnecessarily spending large amounts of money, but on
many occasions a small outlay prior to the home being marketed
can be recouped many times over.

When your home is to be offered for sale there are a number
of things you can do prior to prospective purchase inspections
to maximize the potential of your property and create the right
atmosphere.
Prior to listing your home for sale
1. First Impressions are vital and a tidy garden is essential.
Trim all the shrubs and trees, prune the hedges and overhanging
shrubbery from paths and driveways.
2. Weed and cultivate garden beds.
3. All oil spills and stains should be removed from the driveway
4. Repair or replace any broken sections of the fence or gates
5. All broken fly-wire should be repaired and replaced.
6. Wash the outside walls, especially of cobwebs, insects and
mud that may have splashed from
the garden beds. If you have any outside awnings, clean them.
7. Make sure all the gutters are clear and washed. This is normally
sufficient to freshen it up and save painting.
8. Create an entrance or decorate a dull garden with potted
plants and garden furniture
that can easily be taken with you when you move. (Some companies
even hire plants
and outdoor furniture specifically for this purpose.)
9. Ensure fences are in good order. Repair and paint where necessary
10. Clean cupboards in kitchen and bathrooms.
11. Tidy wardrobe and discard any unwanted clothes. (This adds
space too potentially
cluttered wardrobes, and also saves time later when it comes
to moving)
12. Replace all blown light globes. |

Prior to each inspection
1. Light candles or burn aromatherapy oils to create a
warm, welcome atmosphere
2. Add fresh flowers to brighten rooms.
3. Display a bowl of fresh fruit on a bench top to give an inviting
appearance
4. In winter, light your open fireplace to create an atmosphere
of warmth and comfort.
5. In summer, ensure the home is as comfortable as possible.
6. Open blinds & curtains to maximize natural light.
7. Remove pets (for the duration of the inspection).
8. Have soft background music playing. |
